OCR Group Berhad (“OCR” or the “Group”), an integrated real estate company specialising in property development, construction and project management, has marked the topping out of Residensi Akasia, the first RSKU development under its Kyra Collection Series in Shah Alam.
The construction milestone follows the project’s strong take-up, with all 963 Rumah Selangorku (“RSKU”) units fully sold within 18 months of its launch.
Residensi Akasia comprises 963 RSKU units and 39 shop units, with a gross development value (“GDV”) of RM288.84 million. Building on this response, the next phase of the Kyra Collection Series is planned to comprise 1,085 RSKU units and 23 shop units, with a GDV of RM322.49 million.
Collectively, both phases carry an estimated GDV of RM611.3 million, further reinforcing OCR’s commitment to delivering Essential Living homes supported by practical amenities and community-focused components.
Residensi Akasia represents an important delivery milestone for the Group’s Essential Living portfolio. The development fronts Persiaran Mokhtar Dahari and upon completion of the upcoming phase, is expected to provide direct access from the arterial road to the project. The DASH Highway is also estimated to be approximately 1 km away, providing convenient connectivity for residents.
The inclusion of shop units within the development is expected to support residents’ daily convenience and contribute towards a more self-sustaining residential community. This is complemented by the upcoming phase’s practical 1,022 sq ft configuration, comprising 3+1 rooms and 2 bathrooms together with two car parks. Each unit will be semi-furnished with a water heater, air-conditioning, television, TV cabinet, kitchen cabinet and refrigerator included.
Group Managing Director of OCR Group Berhad, Billy Ong Kah Hoe commented,
“The topping out of Residensi Akasia is an important milestone for OCR and for our Kyra Collection Series. Achieving a full sell-out within 18 months for our first RSKU development demonstrates encouraging demand for well-planned homes at an attainable price point. As we continue to build on this momentum, our focus remains on delivering homes that combine practical layouts, accessibility, meaningful inclusions and supporting amenities that serve the needs of today’s homebuyers.
The planned direct access from Persiaran Mokhtar Dahari, together with the supporting commercial components and semi-furnished offering, reflects our intention to create a more convenient and liveable residential environment. We believe the Kyra Collection Series remains well-positioned to meet the needs of homebuyers seeking value, connectivity and long-term community appeal.”
The upcoming phase is designed to provide homebuyers with a practical combination of space, accessibility and value, while supporting OCR’s broader strategy of strengthening its affordable housing portfolio in growth locations. With sustained demand for well-priced homes and the strong response to Residensi Akasia, the Group remains focused on maintaining execution discipline and delivering developments that are aligned with market needs.
