AmanahRaya REIT Completes Acquisition of Private Education Asset in Glenmarie, Shah Alam

AmanahRaya Real Estate Investment Trust (AmanahRaya REIT) is pleased to announce the completion of its strategic acquisition of a private education asset in Glenmarie, Shah Alam, Selangor for RM31.4 million.

The acquisition was conducted through AmanahRaya REIT’s Trustee, Pacific Trustees Berhad (PTB), furthering the Trust’s ambition to expand its portfolio in the high-potential education sector at a prime location and income-generating assets.

To recap, this newly acquired freehold property is currently leased to Tinta Pendidikan Sdn. Bhd. (PSB), a reputable education provider offering preschool, primary and secondary education.

Under a 15-year triple net lease agreement, TPSB’s tenancy ensures a stable and attractive income stream for AmanahRaya REIT, supported by an entry triple net yield of 6.20% with built-in, double-digit rental revisions every three years. This acquisition aligns with AmanahRaya REIT’s strategic goal of securing resilient, recurring income sources while enhancing asset quality.

Located in Glenmarie, a prominent commercial and industrial hub, the property benefits from superior connectivity, with easy access to major highways and close proximity to the Glenmarie LRT Station, adding substantial value to the Trust’s diversified portfolio.

The Manager has confirmed that the purchase does not impact on the total issued units or alter the substantial unitholders’ holdings in the Trust, as the acquisition was entirely funded in cash. The asset will positively contribute to AmanahRaya REIT’s earnings for the financial year ending 31 December 2025.

This acquisition underscores AmanahRaya REIT’s long-term strategy to develop a sustainable, high-quality portfolio that supports stable income generation and growth opportunities for its unitholders.
